Manoj Bajpayee and his wife Shabana Bajpayee are making waves in Mumbai’s real estate market. They’ve recently leased two high-end commercial office spaces in the busy Andheri West area. According to CRE Matrix, a real estate analytics platform, the monthly rent for these properties comes out to Rs 10.9 lakh.
Location and Property Details
Media sources reveal that the office spaces are located in the Lotus Signature building on Veera Desai Road, a well-known center for commercial activities and entertainment industry professionals. Each unit provides around 1,905 square feet of carpet area, approved by RERA.
Lease Agreement Terms
The lease agreement, officially registered on April 3, 2025, covers a five-year term. Barcode Influencer Marketing Pvt Ltd is the tenant and has provided a security deposit of Rs 43.7 lakh. The contract features a 5% annual increase in rent, which will raise the monthly payment to Rs 13.3 lakh by the final year. Along with the ample office space, the deal includes six reserved parking spaces and a 75-day fit-out period for interior renovations and preparations before moving in.
Previous Real Estate Investments
In 2023, Manoj Bajpayee made a significant investment of Rs 32 crore by purchasing four office spaces in Mumbai’s Oshiwara area. Later, in August 2024, he and his wife sold their residential apartment located in the Mahalaxmi neighborhood of Mumbai for Rs 9 crore.

On the professional front, Manoj Bajpayee is gearing up to portray a police officer in the Netflix thriller ‘Inspector Zende’. He will also return as Srikanth in the third season of Amazon Prime Video’s ‘The Family Man’. Additionally, the actor is involved in Shekhar Kapur’s upcoming project ‘Masoom: The New Generation’, which stars Naseeruddin Shah, Shabana Azmi, Nithya Menon, and Kaveri Kapur.
